Understanding the dues increase

The recent passage of Maryland legislation mandating reserve studies for all HOAs underscores the importance of adequate funding for future repairs. This law was enacted in response to tragic incidents, such as the collapse of a Florida condominium, which highlighted the dire consequences of insufficient reserves. This tragedy serves as a stark reminder of the unexpected expenses that can arise within a community. By maintaining adequate reserves, the HOA aims to mitigate the financial burden of future repairs and protect the long-term value of the community.

The goal is to avoid a special assessment, as they can be a red flag for lenders, as they indicate that the homeowner may be facing financial difficulties or that the property may require costly repairs. However, each lender has its own specific guidelines, and some may be more lenient than others.
