2023 Seal Coating

Seal Coating, Curb Painting & Restriping/Marking

Xsealer Asphalt Maintenance will be seal coating the streets and parking spaces on Monday, August 21, 2023 (weather permitting). On each specified day, ALL areas, including the driveways and or parking spots will be COMPLETELY inaccessible. The crew will begin setup around 7:30 am each day and all vehicles must be moved from that day’s zone by 7:30 am or they will be towed and impounded at the vehicle owner’s expense. If you will be unable to move your vehicle by the requested day, you can email Tim Dadourian at [email protected] at least 1 day in advance and provide your vehicle details and I will have the vehicle towed and relocated within the community.

If your vehicle is registered and has not been moved, the Master HOA will try to contact you prior to towing it. You can register or update your license plates at http://tiny.cc/update-contact-info.

If you haven’t registered yet, please do so asap!
Benefits of registering:
-Help identify abandoned vehicles faster
-If you are found in violation, you will be notified prior to being towed
-If something happens at your house while you aren’t home, the Master HOA can contact you
-Receive community updates such as the seal coating schedule and upcoming events

Xsealer requests that all vehicles not drive on the seal coat until the following morning, when the crew moves the barricades.

Green Valley across the street has given permission for residents to park in their lot closer to Truist Bank anytime. Truist Bank has also given permission for residents to park in their lot during non-business hours 6pm – 9am.
If you have a driveway and will not need to drive your vehicle on the day your driveway will be blocked please keep your vehicle in your garage/driveway to lessen the needed parking spaces and help your neighbors out.
As always and especially during the seal coating project please park in your assigned spaces, garage and or driveways to lessen the number of street parking spaces needed.

Please have all vehicles removed from their corresponding colored zone (see map) by 7:30 am or they will be towed and impounded at owners expense. After the seal coat dries they will paint lines & writing. Each zone will be reopened around 7:30 am the following day. Residential parking in the commercial lot is allowed 7 pm-7:30 am provided the lot is not closed for seal coating or drying. The commercial lot will actively be monitored and towing will be enforced during business hours.

Any vehicles in the spaces or street will be towed to 5250 Fairlawn Ave., Baltimore, MD 21215 and charged the applicable rates by Vision Wrecker Towing.

Please be sure to keep all vehicles off of the seal coated areas until the crew reopens the zone.
Violators will be held responsible for damages.
