Seal Coating, Curb Painting & Restriping/Marking
Update: As of 1:30pm on Tuesday, August 29th the asphalt was still wet and the crew was unable to seal coat. Wednesday, August 30, 2023 (weather permitting) is Day 8 Zone (previously Day 7 Zone). Since driveways and parking spaces have already been cleared and the asphalt has been scrubbed and cleaned, this zone has remained closed. The crew will begin seal coating around 6am on Wednesday, August 30, 2023.
Cockey’s trash and recycling will both be collected on Friday, September 1, 2023. As always, to prevent animals from tearing your bags open, making a mess and attracting rodents, please do not allow your bins to overflow. Lids should be able to fully close; please store any excess trash in your garage until after 6pm Thursday.

If your driveway is on Barry Ln, Charu Ln or Chetan Ln your vehicle(s) will not be permitted to park in it since vehicles hang out into the street. Vehicles will be towed from driveways and the parking spaces on Chetan Ln if they are not moved by 7:30am.
Once the streets are closed, there will be no entry or exit into or out of the Day 8 Zone. Motion-detection cameras have been setup to identify vehicles driving on fresh seal coat. Unit owners found causing damage to the seal coat will be financially responsible for repairs. Day 8 Zone will reopen around 7:30am the following morning.
Xsealer Asphalt Maintenance will begin seal coating the streets and parking spaces on Monday, August 21, 2023 (weather permitting). On each specified day, ALL areas, including the driveways and or parking spots will be COMPLETELY inaccessible. The crew will begin setup around 7:30 am each day and all vehicles must be moved from that day’s zone by 7:30 am or they will be towed and impounded at the vehicle owner’s expense. If you will be unable to move your vehicle by the requested day, you can email Tim Dadourian at [email protected] at least 1 day in advance and provide your vehicle details and I will have the vehicle towed and relocated within the community.
If your vehicle is registered and has not been moved, the Master HOA will try to contact you prior to towing it. You can register or update your license plates at http://tiny.cc/update-contact-info.

Xsealer requests that all vehicles not drive on the seal coat until the following morning, when the crew moves the barricades.

Please have all vehicles removed from their corresponding colored zone (see map) by 7:30 am or they will be towed and impounded at owners expense. After the seal coat dries they will paint lines & writing. Each zone will be reopened around 7:30 am the following day. Residential parking in the commercial lot is allowed 7 pm-7:30 am provided the lot is not closed for seal coating or drying. The commercial lot will actively be monitored and towing will be enforced during business hours.

Any vehicles in the spaces or street will be towed to 5250 Fairlawn Ave., Baltimore, MD 21215 and charged the applicable rates by Vision Wrecker Towing.
Please be sure to keep all vehicles off of the seal coated areas until the crew reopens the zone.
Violators will be held responsible for damages.
